Understanding Flood Insurance:

I love living in a coastal area being surrounded by ocean views, the fresh air, and the laid-back lifestyle but there’s one downside that I can’t ignore: the risk of flooding. Flooding can be a devastating event, but with flood insurance, you can rest assured that you’re protected. So don’t wait, get flood coverage today.

Coastal areas are particularly vulnerable to flooding because they’re often at or below sea level. This means that even a small storm surge can cause widespread flooding. And as climate change continues to cause sea levels to rise, the risk of flooding is only going to get worse.

That’s why it’s so important to have flood coverage if you live in a coastal area. Flood insurance can help you recover financially if your home is damaged by flooding. And it can give you peace of mind knowing that you’re protected in the event of a disaster.

There are a few different types of flood insurance available. The most common type is through the National Flood Insurance Program (NFIP). The other, and sometimes more affordable option, is obtaining coverage through a private flood carrier. The two private flood carriers that I write with are Neptune and Beyond Flood. NFIP has a 30 day wait period for setting up a new policy through them whereas private flood carriers only require a 10 day wait period. Depending on the age of the home, the dwelling, and location I may recommend choosing a private option over the National Flood Insurance Program.

I know that flood insurance can be expensive, and an added cost on top of your homeowner’s insurance. It is worth the peace of mind knowing that you’re protected in the event of a disaster, and if you ever do need to file a claim the NFIP or your private flood option will help you get your home back to normal as quickly as possible. The cost of flood insurance varies depending on the risk of flooding in your area. In general, the higher the risk of flooding, the higher the cost of insurance. But even if you live in a low-risk area, flood insurance is still a good idea.

Understanding Flood Zones:

  • A zones: These are the highest-risk flood zones and are subject to flooding from the 100-year flood, which has a 1% chance of occurring in any given year.
  • V zones: These zones are also at high risk of flooding, but they are subject to flooding from storm surges, which are high waves that can be caused by hurricanes or other severe storms.
  • B zones: These zones are at moderate risk of flooding and are subject to flooding from the 500-year flood, which has a 0.2% chance of occurring in any given year. These can also be classified as an X zone.
  • C zones: These zones are at low risk of flooding and are not subject to flooding from the 100-year flood. These can also be classified as an X zone.
